Farmland returned 2.45% in the third quarter, consisting of 0.96% appreciation and 1.49% income return, according to data released by NCREIF on Tuesday.
Third-quarter performance for the NCREIF Farmland index was 129 basis points higher than the previous quarter and 100 basis points higher than the third quarter a year ago.
The one-year return of 12.73% through Q3 is the highest rolling one-year return since the third quarter of last year.
According to NCREIF, permanent cropland outperformed annual cropland for the fourth consecutive quarter, with a 3.26% total return vs. annual cropland’s 1.8% return.
